The ROSHN marketing team needed to give prospective buyers a genuine sense of life in Aldanah, a community still under construction in Dhahran's Eastern Province. With an architectural character rooted in regional heritage and a lifestyle built around walkable streets, green spaces, and family-oriented living, Aldanah had a compelling story to tell. The goal was to equip the sales team with an immersive experience that would help buyers understand the quality of the homes, the feel of the community, and the life that awaited them. Accelerating confidence and shortening the path to purchase.

Aldanah is ROSHN Group's first integrated community in Dhahran, spanning 1.7 million square metres at the confluence of Dammam, Dhahran, and Al Khobar. Offering more than 2,000 villas and duplexes, the community is designed around a central green spine, shaded pedestrian streets, and close to 145,000 square metres of parks and open space. Schools, mosques, retail centres, a district mall, and a primary healthcare facility all sit within walking distance of every home.
To help ROSHN present Aldanah ahead of completion, Virtuelle developed a real-time Virtual Reality experience built in Unreal Engine 5, designed for the sales centre and accessible both through a VR headset and on a large-format screen with gamepad navigation.
Visitors could walk Aldanah's pedestrian-friendly streets, explore landscaped green areas, and step inside selected units to experience layout, volume, and finish quality firsthand. Multiple unit types were showcased alongside two distinct interior design options, giving buyers the ability to picture their home before committing.
Two lighting scenarios, one at midday and one in the warmth of early evening, helped buyers imagine daily life in the community. Native trees, ambient neighbourhood sounds, and the architectural texture of the Eastern Province gave the experience a sense of place that floor plans and renders cannot provide.
The experience also made its public debut aboard the ROSHN immersive truck at Cityscape Global 2025, the region's leading real estate event. Buyers exploring the Aldanah offering on-site could step inside and walk the community in real time, giving the sales team a powerful tool at the moment and place where purchase decisions are made.
